As first reported in a Dayton Daily News article, Dayton area coffeehouse Warehouse 4 is planning to open its next location in Beavercreek in 2025. The storefront will be located at 3210 Seajay Dr, will come in at just under 3,000-square-feet and will feature a drive-thru and an outdoor patio.

Although the design and architectural drawings are still being finalized, the team at Warehouse 4 expects to be able to seat at least 40 guests inside, and another 20 on the patio at its Beavercreek store. The location will feature custom-built furniture along with seating options that will range from bar seating to tables, with the possibility of adding some booth seats as well.
The coffee shop serves espresso drinks, cold brew, drip and pour over style coffees, plus teas, hot cocoa and assorted bottled beverages. Food offerings include breakfast selections ranging from avocado toast and biscuit sandwiches to bagels and oatmeal, plus baked goods. Lunch options include hot or cold sandwiches and salads.
With two Dayton area locations currently open in Vandalia and Kettering, as well as a shop located in Searcy, Arkansas, the company is looking forward to bringing the shop’s offerings to the Beavercreek community.
“We’ve known for years the goal was to expand throughout the Dayton area, and saw an opportunity with the lack of independent shops in that area,” Warehouse 4 regional manager Travis Tarter said.
Although the company has an eye toward growth, the goal is to do it in a way that sustains the current shops and the crews that keep those locations operating smoothly.
“As we grow, our focus is on continuing to support the current shops we have,” Tarter said.
And Tarter pointed to the strength of the Warehouse 4 team as a major factor in the company’s ability to expand so far.
“Our staff is really the key to our growth; we have the best staff. They drive our customer service and maintain the quality that allows us to keep growing.”
It’s a bit too early in the process to determine an exact opening timeframe for the Seajay Drive shop, but Tarter said the company is aiming for opening during the first half of 2025. Follow the business on Facebook or Instagram to keep up with the Beavercreek opening date announcements.
